ADU Builders in Bellevue, WA

BelRed Construction designs and builds custom accessory dwelling units (ADUs) that add living space, rental income, and long-term value to your property. From backyard cottages to garage conversions, we manage your ADU from feasibility to final inspection.

Custom ADU Designs Built Around Your Property and Goals

Every lot is different, and so is every reason for building an ADU. Some homeowners want a private space for aging parents or adult children. Others want steady rental income or a quiet home office separate from the main house. We start by understanding your goals, then design an ADU that fits your property, your budget, and the way you plan to use it.

Our team reviews your site, zoning, and utility connections early, so your design is practical from day one. The result is a comfortable, fully livable home with its own kitchen, bathroom, and entrance, designed for natural light, privacy, and everyday convenience.

Washington ADU Laws Make Building Easier

Washington’s HB 1337 has made ADUs more accessible for homeowners in Bellevue and across King County. The law allows up to two ADUs on many residential lots, removes owner-occupancy requirements, and eases certain parking and design restrictions.

Rules still vary by city and by lot, so it’s important to work with a builder who knows local requirements. BelRed stays current on Bellevue and Eastside zoning and permitting, so your ADU is planned correctly from the start and avoids costly delays.

Our new kitchen and bath look amazing, and we will definitely be working with Chen and the BelRed team again for future projects. Highly recommend!

Trustindex verifies that the original source of the review is Google. Chen and his team did a top quality job on our hallway bathroom remodel. The original bathroom was circa 1978 and he had to rip out a hallway closet to expand shower area. We interviewed three companies and chose Chen because we immediately saw his interest in our project, his easy going personality, and clear communication style. We did our due diligence by also looking at another job he had completed before making our decision. What stands out to us is his consistent communication. Almost everyday we received communication about what was being done. He stuck to his exact timeline. After the job was “completed” we had a few small items like changing setting on lights that we couldn’t do without an electrician, adding additional grout to a section of baseboards, and changing out the transition between bath and hallway floor. His people were friendly and hard working. I would absolutely not hesitate to use him again. I wish I could get started on another project right away.

Communication was clear and they followed through on timeline. Luis did a great job on tile work and added in additional features that improved the look. We loved their work so much that we are having them do an additional bathroom and some other projects.

Trustindex verifies that the original source of the review is Google. I hired BelRed Construction - Bathroom Remodeling to completely remodel my entire downstairs - kitchen cabinets, countertops, appliances, floors, window and door trim, and fireplace in Spring of 2024. I cannot say enough good things about Chen Ovdat and his team. Chen introduced me to amazing cabinet, floor, and fabrication companies that were very reasonable in price. Chen went with me to pick out cabinets and was with me every step of the way in picking out quartz and floors. Chen and I had a "to do" list that we shared through WhatsApp and we were in constant communication. Chen and his team did not take payments until everything was complete on the list and I was satisfied. Chen was at my house multiple times a week inspecting the work and ensuring the quality was at his very high standard. Even today, I can go to Chen if I have any issues with my renovation. I am in love with my floors, kitchen, appliances and fireplace. I plan to hire Chen and his team again when I redo my upstairs bathrooms in a few years!

FAQs

How long does it take to build an ADU?

Design typically takes 1–2 weeks, permitting time varies by city, and construction usually takes 3–5 months. We provide a detailed timeline after reviewing your property.

How much does it cost to build an ADU?

Cost depends on the ADU type, size, site conditions, utility connections, and finishes. A garage conversion generally costs less than a new detached unit. We provide a free, itemized estimate so you know exactly what’s included.

Can I build an ADU on my property?

Most residential lots in Bellevue and surrounding cities can accommodate an ADU, but lot size, setbacks, and zoning all play a role. We’ll assess your property during the initial consultation.

Do you handle permits for ADUs?

Yes. We prepare the plans, submit permit applications, and coordinate inspections through final approval.

Can I rent out my ADU?

In most cases, yes. ADUs are a popular way to generate rental income, and Washington law no longer requires owners to live on the property. We recommend confirming any local rental rules for your city.
